Japan's GLP has established a ¥600 billion fund dedicated to logistics facility development, making it the largest such fund in the country, according to 日本経済新聞. The fund will leverage overseas capital to finance projects, the report said.
The announcement comes as GLP accelerates its expansion in Japan's logistics real estate market. The company is already moving forward on a major development in Kawasaki City, where it has signed an agreement with JFE to build a cluster of 11 refrigerated and frozen warehouse facilities covering 370,000 square meters on the site of a former steelworks, as reported by logistics news outlet LNEWS.
The Kawasaki project, located in the Ōjima district, is being positioned as a next-generation cold-chain logistics hub. According to Impress Watch, the development will incorporate GX (green transformation), DX (digital transformation), and autonomous driving technologies. The project is part of a broader redevelopment push in the area surrounding the former JFE blast furnace site, which local officials expect to accelerate, 西日本新聞 reported.

GLP's new fund signals growing international investor interest in Japanese logistics assets, a sector that has seen sustained demand from e-commerce and supply chain modernization. The company's use of overseas money for domestic development also highlights how foreign capital is flowing into Japan's industrial real estate.
What to watch next is how quickly GLP deploys the fund's capital across other sites, and whether the Kawasaki cold-chain complex becomes a template for future large-scale logistics redevelopments in urban industrial zones.
